As the executor of an estate I needed to sell a house which I didn't live in and was not close to me. After contacting a small number of local solicitors, Yasmin was the first to respond.

How has Yasmin Rumjahn helped you?

She's helped me by doing everything a conveyancing solicitor needs to with curtesy and efficiency. We had one meeting in person and everything else was done by email. There was a chain of three properties and my guess is that she was also helpful to the other professionals.

Yasmin took over our conveyancing on a p[property when our previous Solicitor took an extended sabbatical.

How has Yasmin Rumjahn helped you?

Yasmin completed the purchase of our Son's first property, which was particularly frustrating as we were pushing for completion by the 30th June when the stamp duty holiday finished and the seller was very non-committal on securing any dates for exchange or completion. However due to Yasmin's perseverance we managed to achieve exchange and completion on the same day, 28th June.

What were the circumstances that caused you to initially look for a legal adviser?

I bought my first property - a leasehold flat, and needed a conveyancing solicitor to help and guide me throughout the purchase process. Yasmin was recommended by a friend of mine who also had a positive experience with her.

How has Yasmin Rumjahn helped you?

Yasmin called me straight away and explained the process when I requested a quote to buy a leasehold property. Her prices were reasonable for a first time buyer too, like myself. I was initially hoping to get the purchase done within 2 months and Seller's side agreed to this timeline. Little I knew at that point that the Seller's solicitors held back crucial information such as that they would be renewing the lease on the property the Seller was about to buy, so at the end my Completion date was just within 6 months, before my mortgage offer expired. Yasmin kept chasing relentlessly the Seller's solicitors for replies on the queries, paperwork or just an update on Exchange date/Completion date. We had difficult times with the Seller's solicitors, getting replies out or just the truth about the date of exchanging contracts. However I knew that Yasmin would not keep anything from me, and I also knew that they were chasing the other side on a daily basis, so I had my complete trust in her. When I was in doubts whether I should just pull out from the purchase process, Yasmin gave me a very honest opinion and advice. Yasmin ended up doing a lot more chasing than initially planned in the estimate at the beginning, but the additional charge was only £300!

I found this process a complete roller coaster, there were some hard times with uncertainties. But Yasmin was there for me, with her honest advice, help and being there whenever I needed.

Yasmin oversaw 95% of the purchase, the firm she was working for dissolved and after confirming we would incur at laeast 70% of the total fees if we moved our business to Yasmin rather than the Senior partner who would honour the initial contract, she advised us to stay with the partner. She told us she would have our file up to date and briefed the Senior partner accordingly and the sale went through with no issues.

Yasmin undertook all of my conveyancing and legal matters concerning the sale of my house. She was extremely thorough, efficient and highly professional in her work. The sale took 8 months to complete in the end and I hit many frustrations along the way due to the other parties in the chain. Yasmin however, was fantastic in keeping me the loop (I had moved overseas by then and so was emailing from New Zealand). I trusted her advice to me when we hit frustrations and I felt confident with her professional expertise.

Her price was reasonable and she really went in to depth about the options of joint owning the property with my partner and what sort of agreement could be drawn up. Throughout the process she was very professional and her communication was great. It might help first time buyers, or people like myself, to have an outline of all that needs to be done in advance in a short document or list - just for example, I was not aware (somewhat nieve) that the buyer has to arrange their own survey and thought the solicitor would instigate this. Yasmin was approachable, professional and friendly at all times during what turned out to be a very complicated process. Yasmin offered much needed advice when we were forced to withdraw our first offer on a property following an adverse survey and was always on hand for support during the purchase of our current home. The chain was particularly complicated and the process dragged on for much longer than anticipated but Yasmin remained in regular contact and was always well ahead of the other parties with preparation of the necessary documentation.

Having found a buyer for my property and one that I wanted to buy, I needed a solicitor to for the conveyancing. I have used this firm before.

Breaking it down to the transferring equity was excellent. My best interests at all times. The residential and buy to let mortgages was sorted quickly and thoroughly. I cannot recommend Ms Rumjahn highly enough, as she has helped me deal with sales relating to two properties this year (2014), and has done so with great professionalism and integrity. Neither of the two sales were straightforward, but with her guidance, we managed to avoid buying a property for ourselves that was marred with planning issues (involving extensive research on her part), then subsequently dealing with the probate sale of my late grandfathers property in the Midlands which meant working outside of her usual geographical area. Ms Rumjahn has always responded to my enquiries within 24 hours, and I do not have any qualms about contacting her over the smallest of matters as I know any enquiry is given the same level of attention, no matter its size. I have never been in a situation where I was unsure where either sale was, as I was kept informed regularly on both matters. Ms Rumjahn has been courteous and polite throughout both of my sales, and I could not rate her, nor her work, highly enough. I would use no other solicitor for conveyancing matters in the future and recommend her wholeheartedly.

We were recommended to Pumfrey and Lythaby by a friend and it was there that we met Yasmin. Our brief to her was that we wanted/needed to exchange/complete on our new property asap and she undertook this task pointing out to us that although a 7-10 day time scale was tight, it was possible. She would, however, have to rely on other parties also working at speed, and we appreciated her honesty. The sellers Solicitors were far from helpful, but Yasmin remained patient, professional and polite to them and kept us in the 'loop' at all times. Yasmin also spoke/communicated to us in a normal, easy to understand way, will little or no Solicitor jargon. I deal with Solicitors on a daily basis in connection with my work in London and for Yasmin to speak 'normally' was very refreshing and very welcome.
