My wife and I are of retirement age and were looking at alternative properties. We were struggling to find a lender who would consider us for a small mortgage / equity release.

the reason for this was that had a interest only moratgage which would end its term in three years time o we where looking to do equity release.

What were the circumstances that caused you to initially look for an equity release adviser?

Our fixed term mortgage at an acceptable interest rate was coming to an end, and the proposed new rate, to take the mortgage to conclusion, was at a much higher figure that would be difficult for us to afford when coupled with the general inflation affecting everything. In addition a conventional repayment mortgage is inflexible, a significant disadvantage as you get older. We looked at the whole market and sought advice. In the event Prab was recommended to us by the principal of the company who had previously arranged our fixed term mortgage. We found his presentation and advice to be constructive, helpful and fully competitive.

How has Prab Singh helped you?

Prab has, from the get go, been friendly and helpful. He dealt with numerous small problems and questions promptly and efficiently. We believe he obtained for us the best deal currently available.

Have you seen the outcome you were hoping for?

We have now completed the equity release lifetime mortgage with everything being finalised promptly and efficiently. We believe we have the best deal currently available giving us what we want at acceptable cost.

Prab came highly recommended to help us with a financial situation our friends had also needed information on. He was lovely to talk to. He listened to what I had to say they went through the initial information he required from us. He was totally honest in his response and although perhaps we will not proceed with Equity Release at the moment it is something we would consider on the future and we would go back to Prab. Our Financial advisor passed us onto Prab Singh from 55plus, who got straight to work going through all the pros & cons, He gave us straight advice and suggestions which we appreciated greatly, He organised everything and was extremely efficient, and within 5 weeks everything was settled, I don't think we could have asked for anything better, He kept us informed all the way through the process as we felt we were in the loop as it were, all communication was given either by phone calls, messages or e-mails, so cannot thank Prab enough for making Equity release simple.

Acting for my 95 year old Aunt, I was looking for a means to raise funding for her long term care. She was close to exhausting her liquid cash assets and needed to find someway to use the capital locked up in her home to finance the care.

How has Prab Singh helped you?

Prab looked at the range of products that might be available to help my Aunt in this situation and found that most were not available to a person of her age. He eventually found one Equity Release/Lifetime mortgage product that addressed the problem.

I had been thinking of taking out Equity Release for a couple of years and I needed advice on this product. I searched Equity Release Providers on the Internet and Prabs company Responsible Equity Release was a recommended provider.

How has Prab Singh helped you?

Prab Singh, very Responsible.... I had been thinking about and then putting off applying for Equity Release for some time, because I had heard both good and bad stuff about the process. But in the end after realizing it was my only option and after talking to my relations in July I decided to go ahead. I only really looked at two companies, the one was pushy and didn't really understand my needs the other was Responsible Equity Release. I was visited by their advisor/area Manager Mr. Prab Singh, we immediately hit it off, I liked him straight away. He told me all my options, discussed alternatives, of which there were none, to help me financially. He spent about an hour or more just chatting to find out my financial situation and what I needed the money for but there was no pressure. He went away to do some research then came back to me about a week later with the best deal/offer available. He didn't push me into it, and I felt totally at ease that I was doing the right thing, I should have done it sooner. He was professional, to the point, polite and easy going and he arranged everything, the paperwork, the surveyor and the solicitors. I would recommend this company and Prab.

Yes, pretty much, I couldn't have a got a better deal on my property in its current condition, and in the current financial situation.

The need to raise equity from the property to pay off two existing mortgages without being able to show income to satisfy lending criteria on a traditional mortgage.

How has Prab Singh helped you?

Advised on and fully explained the implications of an Equity Release mortgage. Searched the market to find a lender who would lend on a difficult property and provide an appropriate LTV that would fulfill my requirements. Perhaps most importantly, in the end, was his extreme pro-active stance with the lender, their solicitors and my own solicitor to ensure that the mortgage completed on time, albeit with an extension of time that he was able to negotiate with the lender. His relationship with the lender was of utmost significance to make sure that everything did work out in what turned out to be difficult circumstances. Without him, the mortgage would not have completed
