What were the circumstances that caused you to initially look for an adviser?

I decided to sell my flat midway through my mortgage fix so this required a port and because the new home is more expensive I also needed to apply for a larger loan.

How has Ian Butt helped you?

In more ways than I could cover here but he has used his expertise in the property market to help me far beyond the remit of mortgage advice. As this was my first property I was totally unfamiliar with the process of selling, Ian explained the steps and the many ways of selling my property including part exchange with a new build developer (something I wasn't aware of previously and is what I've ended up doing!). He also gave me good recommendations for local estate agents and solicitors. And did much of the chasing and liaison with the various parties now involved in this process. He has also been proactive in gathering information as early as possible which really helped me with making decisions. All throughout he has given me dependable advice.

I required a new mortgage that fitted the needs of my personal situation.

Ian has been incredibly professional and thorough throughout the Mortgage application process. The application was made to feel very straightforward and stress free. This is due to Ian`s wealth of knowledge and experience and great communication skills. He is always one step ahead and kept me regularly informed of each step of the process, timelines and next steps. Nothing was too much trouble for Ian. When there was a challenge, Ian could offer a choice of possibilities to discuss to overcome these.

Have you seen the outcome you were hoping for?

I am extremely happy with the outcome and feel very satisfied that I will have a mortgage that fully meets with all of my requirements.

Ian offers a first class service from start to finish. There isn`t anything that could have been done better.
