What were the circumstances that caused you to initially look for an adviser?

Had been let down by a previous mortgage consultant and had trouble getting a mortgage

How has Adam Wells helped you?

Adam first sorted out my brother Martin with a re-mortgage a good few years ago when after various calls and frustrations we couldn”t get anywhere with other lenders. Adam sorted it out in about a week and saved him hundreds of pounds a month instantly. Then it was a work colleague who didn’t get anywhere with about 3 different brokers around four years ago. It was her first flat and she was in danger of the seller pulling out. Adam saved the purchase and got her a mortgage in next to no time. It literally changed her life as she’d almost given up hope and thought she’d be stuck in the rental trap forever. Yet after all that for some reason back in August last year I allowed my partner to use her own mortgage broker for our own house purchase. He tried his best but after about 6 weeks of waiting we got rejected. Meanwhile the estate agents were getting restless as they wanted to see a mortgage in principle. So off I went to Adam for help (and apologising I forgot about him) and of course we got the mortgage in principle in a matter of weeks. The purchase actually fell through in the end as the property needed a lot of work which we weren’t willing to risk. But we did finally find another property just a few months ago and Adam was able to sort us out again. That gives him a 100% success rate from 4 different mortgage applications where I’ve been involved indirectly and directly. He’s also now sorting out another mortgage with my other brother too (Nick). It’s very rare to find a company that you can recommend to friends and family but Lloyd Wells tick every box you can imagine. They are superior in pretty much every department you want whether it’s speed, knowing the market but most importantly telling you how it is and they are always super friendly. Needless to say I thoroughly recommend and also a massive thank you to the other members of the team especially Victoria and Claire. They”re not just good, they’re very very good.

We had to renew our mortgage in the new year, which during the current climate, we thought would be a daunting experience. However, when we spoke with Adam he explained all the options open to us and explained each option in detail. He made this experience stress free and actually it was not as bad as first feared. Also, as I work Mon-Fri, it was difficult to get time in the day to organise this meeting. Adam kindly offered to do this outside of working hours at a time that suited him. Great service!

What were the circumstances that caused you to initially look for an adviser?

I was looking for a mortgage to buy a property as a first time buyer using the government's Help to Buy Equity Loan scheme, for which most mortgage company's required the use of a financial adviser.

How has Adam Wells helped you?

Adam and Claire were simply brilliant! I spent a lot of time speaking to numerous brokers before finding them, and they were able to find me a competitive mortgage for the amount I needed, where others said it couldn't be done. They were highly professional, responding nearly instantly to my emails, and were always available to speak to on the phone, not that I needed to contact them much as they were excellent at keeping me informed throughout the process. I know there are free services out there, but from my experience their level of service isn't comparable to what you get from Lloyd Wells Mortgages

Getting a mortgage and remortgaging. Intially it was difficult for us to get a mortgage due to our contracts at work. Adam Wells was the only person to get us a mortgage that had a great rate attached to it - compared to other banks that actually turned us away completely.

What were the circumstances that caused you to initially look for an adviser?

We needed a mortgage broker rather than a financial advisor. We were coming to the end of our former mortgage and wanted to start another. My wife and I are 67 years of age and so are options were restricted. We could never have had a successful outcome without an experienced mortgage broker. Adam Wells clearly knew the market well and had the contacts to negotiate the best deal possible and navigate us through the detailed scrutiny of the financials and budgeting. He was always on our side and very reassuring.

How has Adam Wells helped you?

We had an excellent service from Adam Wells and a good outcome. He looked at the market and found a good mortgage for two 67 year-olds with investment assets and pensions, as opposed to salary income. He also guided us through an intense process of providing documents , proofs, and figures. Our former mortgage was expiring and Adam Wells clearly knew the type of product we required at our stage of life and ensured we could qualify with the Building Society to which we applied. He cleared sometimes unnecessary obstacles put up by scrutineers over the weeks the process took and was very reassuring. He enabled us to obtain a 25 year mortgage with a five year fixed rate. It was a good result in a nervous market.

Have you seen the outcome you were hoping for?

Yes, we have a 25 year interest only mortgage with a fix of five years at a good rate for us. And we have the option of remortgaging at the end of the fixed term.

What could they have done better?

Adam Wells could not have done better, but the Building Society was at times overly officious and despite the considerable number of documents we sent them, their scrutineers did not at times read them properly leading to delays. Adam Wells steered us through these problems and sought to reassure our occasional anxieties.

We had an offer accepted on a house on a Saturday, on the Sunday, we were told by a reputable online mortgage broker that we would not be able to obtain a mortgage due to our income coming partly from a stipend (PhD funding).

How has Adam Wells helped you?

After a few hours of franticly searching the internet to find out what our options are, we found Adam's contact details and remarkably, he responded to us on a Sunday evening! He made an appointment with us for the Monday morning and our full application for a mortgage was approved less than two weeks later. We absolutely cannot fault the service of Adam and his team, from their swift communication to their seamless delivery of our application. 10/10 would recommend!
