Neil Allan was extremely helpful and kind. He showed me and explained to me clearly what the best options in the market were for a mortgage for my budget and salary etc. he made sure to find me the best deal possible. Then, once I had found and put an offer on a house, he did all the work in applying for my best-rate mortgage, making clear everything I needed to provide him with (documents etc), and took care of contact with any third parties that was required. He got me a successful mortgage application in a very short period of time. I couldn't think of it more helpful, kind, obliging person.

What were the circumstances that caused you to initially look for an adviser?
TLDR: Great value for money. Well worth his fee. Plan to return in five years to renew. Invaluable advice and support given freely along the way. Not much else to say, but I've included a detailed explanation for my decision below: I first contacted Neil for a consultation much earlier in the year and despite this being a free one hour chat it was extremely thorough and responded to my very detailed (probably too detailed!) opening email about what I thought were fairly unique circumstances. I was not working with my current health condition but my earning potential was otherwise good, but with or without that additional income I was confident that I knew what I could budget for in order to buy a house with family; Whether a lender would see it the same way was an entirely different story. Like I say, Neil was very thorough and quickly identified major roadblocks and then minor issues that could be dealt with when we were actually progressing with an application. At the time I had an error on my credit file that I didn't fully appreciate the seriousness of. I was in the process of having it corrected, and had already obtained evidence that I had no outstanding debts/defaults, but I wrongly assumed that I could submit this evidence to the bank alongside the application. In actuality, if any lender had ran a hard search on my profile during this time, picking up on this 'default', it could've resulted in a refusal and seriously damaged my credit history further. Although it was always my intention to follow up with Neil to fully progress to a mortgage application anyway, this advice at this stage could've prevented someone else from pursuing the application on their own and risking, if not killing, their entire chances of getting a mortgage.
How has Neil Allan helped you?
After identifying the roadblocks that would need to be dealt with before coming back to Neil as a client, we discussed any potential challenges with my particular case. As I said, my health was a potential factor, alongside the fact I was part of three applicants. As it turns out, Neil actually enjoys a challenge! He reassured me that he had dealt with cases even less straightforward than mine before and was mostly able to get there in the end, and was clear that he'll only be due a fee if we get an offer. He got to work identifying the kinds of lenders that would be suitable and then gave an idea of the rates they would be charging, the monthly cost for the fixed term, and total term length for the amount we were (at that time) looking to borrow. Despite having a fairly decent deposit between us, I thought with lenders as they are, it could prove difficult to find one willing to lend at the top end of our budget. Not with Neil on the case; he found a few! For completely understandable reasons he doesn't usually identify who these lenders are during this free consultation, but you will come away with a good idea of what it's going to cost you and that's most important. It would be a few months before I was back in touch with Neil which was more than enough time to have my credit file corrected along with any other roadblocks. I think this was a perfectly fair way to handle it — since Neil identifies absolute impediments to any future mortgage application it, in a way, allows prospective clients to self-select out without judgement or incurring any financial loss; whereas those who overcome the absolute impediments can return and proceed with a formal consultation — effectively allowing Neil to focus his time more efficiently on cases he can successfully progress (which probably helps keep his fee so competitive). Neil kindly agreed to travel to where I was staying, which was a bit out of the way, all included as part of his service. In the first part of his formal consultation we went through his Terms of Business in detail along with the exact service(s) he can provide and how much he will be reimbursed for this. He also took time to cover exactly how to complain to the regulator if I ended up unhappy with the service. I understand that he is probably required to do this by the financial services regulator but he did not gloss over the topic making it clear that I can and should complain if I am unhappy and how I would go about it. It once again shows his level of professionalism and adherence to best-practice ethics (in a wider industry that can sometimes seem to lack these). He is completely transparent about the fee he will be due from you in the case of mortgage advice (currently £500 flat fee for a non-BTL mortgage) along with any financial incentives he may receive from lenders (or insurers in the case he recommends a policy for you). -- Incidentally, before contacting Neil, I found him through the VouchedFor website and what stuck out, on top of the very favourable ratings, was this (in my opinion) very fair, flat-fee payable only when the lender makes a formal offer; Notably, other brokers commonly had a fee which increased in increments as the value of the purchased property increased (sometimes even for relatively modest increases). -- After that it was simply a case of searching the market for the current best deal. Taking into account all of our circumstances, it was still going to be a challenge to find one for the top end of our budget but we were getting closer during the consultation. He asked me to leave it with him and, before departing, anticipated any outstanding documents I might need to request or have issued and keep for when we would come to a formal application. This could save you a lot of time later (and saved time in my case too, for the most part, only for one document issuer not sending exactly what was needed with up to date information). Sure enough, the following morning I woke to an Agreement in Principle in my inbox (to borrow from a lender at the top end of our budget). One of our priorities for our future house was space, but getting the space we needed was going to cost a premium in the city, so having this AIP at this price level allowed us to consider those more expensive houses and keep that possibility. In the end, however, seeing what this same money could get us outside of town allowed us to consider much more and eventually settle on something in the middle (ie nicer than what we were originally going for, plenty of space, for a little more than we originally aimed to spend out of town but much less than the top-end of our budget). We had an offer accepted in mid-September and came back to Neil by email to let him know. I felt bad that I made him work so hard to get that original AIP for so much but it was no problem to him. He was ready to spring into action but was very patient with us while we entered some further negotiations with the seller on some separate items which we wanted to consider putting on the mortgage also. Once we were ready, I came back to him again at the very end of the next week and was able to have him make his second visit to me by the middle of the following week. For both visits, Neil provided a detailed standard list of what will be needed in terms of documents and identification, but for this visit he did a full and thorough check of what he already had and identified the specific outstanding items so you can have them ready for the visit. This takes a lot of the pressure off when you might be prone to over-thinking and worry you've missed something from either the long list or the lender's specific requests on the AIP. We were able to progress the application from the existing AIP and even drop our deposit to keep more on hand for upfront purchases and still come in with monthly payments far lower than I was originally allowing for back when I first contacted Neil (although at that time I was aiming for a shorter term-length). With our circumstances Neil sourced us a 23 year mortgage (five year fixed) but gave us a full overview of how we could safely overpay without incurring penalties so we are still hopefully in a position to clear this within our original timeframe. Once the application was ready to submit, Neil requested the lender's product fee (all the while making it clear that there was the option to add this fee onto the mortgage with that particular lender/product, and did all the calculations to work out whether this makes financial sense so you can come to an informed decision on this). He confirmed he had submitted the application immediately upon receipt. This was consistent throughout the entire process; Neil was on top of replying to messages, offering updates, and in this case confirming the arrival of funds and acting on that quickly. He gave updates during the underwriting process, very quickly responding to the lender on our behalf (and letting us know), or requesting any new documents from us that the lender was requesting. He got these submitted very quickly once we got them to him. There was one unanticipated issue in which the underwriter rejected my income and with only the remaining two applicants incomes counted that could've put us out of range of buying this house without sourcing a significant increase to our deposit (and sacrificing all of our upfront spending budget). Neil explained to me he felt this was a mistake and had already communicated with several other underwriters and they felt the same, so he had already challenged it on our behalf. Had I been dealing with this application on my own I would not have had the knowledge/confidence to know that it shouldn't have been rejected, and wouldn't have had access to other underwriters for their opinion, so I probably would've had little choice but accept it. It could've destroyed our plans around buying a house and we would've been in limbo not knowing whether to look to another lender, reduce our budget and expectations, or just accept returning to the rent-cycle which leaves you completely at the mercy of the whims of a landlord. It was pretty depressing to hear this news and I didn't sleep that night, but it is all part of the attentiveness to detail and commitment to keeping his clients up-to-date that exemplifies Neil's service. By the next day he confirmed that his appeal was accepted and that the underwriter's original decision was in error. This was a big relief, and left only one outstanding document to submit, but that ball was in my court.
Have you seen the outcome you were hoping for?
I could tell Neil remains on top of his ongoing cases because he checked in intermittently to follow up. I got a photo of it submitted on the day it arrived and he confirmed by text/email a short while later that it was submitted to the lender. Once again, that was a Friday afternoon, and by Tuesday morning I received a text saying an offer was made and I'd be receiving a digital copy soon by email. That email arrived a short while later detailing next steps and explaining that it will also being sent to my solicitor which effectively ended Neil's ongoing role. In saying this, he also added that he would be on hand if I needed to follow up on any aspect or if there were problems with any details of the offer etc. This meant payment was due as per our agreement. I sent an email when it was sent and also asked about whether he will still be on hand to offer insurance policies. Within a short while he confirmed receipt of the payment and wrote a very detailed email laying out my options with seeking policies, including my option to search price comparison sites myself laying out the common pitfalls of this (so I can avoid them if I choose this route as opposed to cornering me into going with policies he can offer). There was a LOT of useful information there, tailored to our specific circumstances, all free of charge. He reminded me it's not something we have to sort immediately anyway, so I am free to take a few weeks to think about it and come back to him if it's the route I want to go. Whatever way I go with our insurance choice, I have no doubt I will return to Neil in five years for the mortgage advice and application. It was invaluable. Any broker's familiarity with the process will obviously take the hassle out of doing it as a lay-person but Neil's attention to detail and willingness to go the extra mile is characteristic of his service throughout. He also potentially saved us from a nightmare scenario if we had applied directly and the lender rejected my income with no intermediary to fight in our corner. I know in this cost-of-living crisis £500 is far from nothing, but I really feel it is cheap for the level of service we received, the headaches saved, two in-person visits (approximately a 1hr each-way commute from the city), and just the time investment into our case. That alone, if you said 20 hours work at £25/hr (which ignores business overheads and travel costs), is much less than the going hourly billing rate for most financial/legal advisers if you were consulting on other issues. I think 20 hours is reasonable because even if a professional doesn't need to invest 20 hours per application, I would've easily spent more than 20 hours on this if I had been doing it myself; and don't forget my first contact was back in February at which time I had a one hour conversation and detailed email reply (both would have required some prep-time), with a second conversation and visit in August and then another in October, all with updates throughout since reinitiating contact in August; with that context, 20 hours isn't too unrealistic and may even be an underestimate. But it's all kind of irrelevant; Afterall, it's probably not coincidence that Neil is the highest-rated adviser on here — based on the large sample of reviews including a significant volume of recent feedback. Despite all that he also still manages to be the cheapest as far as I can tell, so is arguably the best value just by default (no harm to any of the other advisers on here). Now, I would obviously prefer it if he didn't raise his prices beyond inflation too much in the next 10-15 years, but the reality is I would still come back if he did (well, up to a point lol!) and I would still consider him great value for money at prices comparable — or just above — his next best-rated competitors who currently charge more. I also think I would still be of this opinion if I had more standard circumstances because I think most ordinary people, no matter how good their financial position is, could easily be thrown an unexpected curveball by the lender (eg an initial quibbling or outright rejection of sole-trader/self-employed income despite high earnings) and a broker like Neil is going to take the headache out of all of that and sort something that is going to get you to where you want to be.

My wife and I where in the market for a buy to let property and Neil came recommended by a friend.
How has Neil Allan helped you?
Neil has been a fantastic help sourcing us the best lender and throughout mortgage process, always easy to get touch with and most of all very pleasent to deal with.
Have you seen the outcome you were hoping for?
Yes the lender he recommended approved our mortgage and we are in the final stages of completion on the property.

Neil:
Hi Ryan, I did call at the time you designated you wanted the call, but unfortunately there was no answer at that time and so left a voicemail suggesting that you could call me back at any time, although I likely will have also suggested that I would also try to call you back again later in the day which I do not think happened and so I apologise for this and hope you have found the answers you needed. My overall scores clearly show that I speak to the vast majority of people and also hep alot of people with their goals and their own returning score is usually far more favourable, but again, I'm sorry if you were not contacted on this occassion.Review
