What were the circumstances that caused you to initially look for an adviser?

I am a portfolio Landlord and was looking for advice on my existing mortgages and how I may grow my portfolio.

How has Scott Austin helped you?

I would be lost without Scott. He not only helped me grown my portfolio, he reduced my mortgage by 8 years by proving a case study to move lenders mid-product by years. He supported me through covid to purchase another property in 2020 and again in 2022. Scott has since assisted me through the current financial storm caused by the Tories which resulted in a surge of interest rates over the last 13 months Scott has been instrumental in 10 transactions!

Have you seen the outcome you were hoping for?

Absolutely! Scott has a proven track record with me since 2015 we have worked on many deals. Scott is now assisting my 2nd family member with their mortgage and he has assisted friends. Two weeks ago I completed a remortgage of my residential home. I fully intend to add to my portfolio again this year and will be instructing Scott on further remortgages in November.

I was looking to purchase my first property, which was a rather daunting but exciting thought. I had zero experience with property & mortgages, so I asked my friends who own property’s how best to go about it. I required mortgage help to buy a new family home outside London, and I needed an efficient, knowledgable advisor.

How has Scott Austin helped you?

Scott was brilliant from day one. Even though I had some understanding of the mortgage market, Scott was able to source an excellent mortgage I was unaware of. With Scott’s expertise I was able to secure a part repayment part interest only mortgage up to age 85, even though most lenders were only willing to lend on employee income up to age 70.

Scott contacted me a few months prior to the expiry date to remind me my buildings and contents policy was due for a renewal. Had I just stayed with the company and rolled my existing policy over to 2021/2022 and not acted upon Scott's email the company would have just charged me an additional £90 for being a lazy existing customer. Scott took the head ache out of it, he arranged for a new policy and saved me £90 in the process. I could not be any more happier with the service I receive from Scott, honest, professional and always has me the customer at the fore front of his mind.

Id had a concession of mortgage advisers in the past and was in the process of wanting to review my loan to value with my lenders, with a view to refinancing my existing portfolio to fund new BTL purchases.

How has Scott Austin helped you?

Scott has without doubt provided invaluable advice and guidance over the years which has enabled me to grow my portfolio. 1. Scott is always at the end of the phone for advice, guidance and general sounding board when ever required which for any investor is essential to consult prior to any purchase, 2. Scott is aware time is of the essence and will priories an AIP & application where necessary 3. Scott has a great knowledge of lenders and market products 4. The advice provided is always in the context of trying to grow my portfolio 5. Scott has walked me through the maze of compliance over the years in order to satisfy the critical lending criteria of most lenders, after all without the compliance the banks wont lend 6. Scott is always on hand to chase the lenders and review the application process 7. Scott has provided invaluable advice on my remortgage products which caused me to incur a redemption fee which I challenged at the time, however Scott presented an extremely balanced opinion supporting his advice which enabled me to draw down on the deposit and reduced my mortgage term by 8 years which was a miracle as I had only had the product 2 years!!!! 8. Finally I have found Scott to be professional and personnel individual he is easy to talk to and a pleasure to work with.

Have you seen the outcome you were hoping for?

100%. In the time I have worked with Scott I have consolidated all my BTL lenders, acquired better portfolio rates, remortgaged the portfolio and purchased three properties. Thanks to Scotts contacts I have also consolidated my insurance companies and now have one broker providing a detailed portfolio policy saving me approx 30-40% on previous rates.

What could they have done better?

Nothing. He has the patience of a saint and I value his advice and opinions.

Scott called me from his holiday during my last mortgage application and although I thoroughly appreciated the updates at such a critical time I understand just how much we all need to shut off from our work on holidays. So that would be my only constructive suggestion.
