What were the circumstances that caused you to initially look for an adviser?

New to country and first time buyer and was under furlough when taking mortgage.

How has Lloyd Richards helped you?

Not very well. Good with Finding mortgage for a furloughed person, but financial advices were not good. As a person knowing history of bank rates in UK, its straight forward for a person of finance background to know that the bank rates were never this low at 0.1%. But this person adviced me for a 2yr fixed rate instead of 5 or 10yr rates. I really dread my situation after 2 years that I have to remortgage now when the Bank of England rate is at its highest rate since 15year.

Have you seen the outcome you were hoping for?

I would have rather done better if I search mortgage myself even though I was new to this country. I m at my worst situation now.

What could they have done better?

As a mortgage adviser and big experience in the feild, he should have know the 0.1% was the lowest bank rate even gone in the history and any rate even if its 2.5 for my situation was best for my profile. Rather he insisted its better to go with 2 or 3 yrs fixed rate only as its higher rate for me.

Gosh! You have to have quite thick skin in the mortgage industry, however it is still always hurtful to read such comments. If sourcing, arranging and recommending on the right kind of mortgage is "straightforward" it's a wonder that my advice was ever sought in the first place. Hindsight is a wonderful thing and I am quite certain that there are thousands of homebuyers out there who wished that they had secured a longer term fixed rate when fixed rates were so low. Yet, I would challenge any financial professional to have foreseen the effects of the Pandemic, leaving the European Union, and the war in Ukraine. All three of these were a catalyst to the spike in interest rates. The very fact that interest rates had been so low for so long was your initial attraction to the lower of a short term fix versus the higher long term fix. One thing I never do with clients is "insist" that they do anything. Rather it is through conversation and listening that both parties arrive at a mutually agreeable solution. As for not being responsive enough, I guess the countless emails and conversations we had throughout the process have been forgotten about. Indeed support and guidance was given after the completion of the mortgage and it was only last week when we communicated to discuss the options for your upcoming remortgage. If I remember rightly I had stated that I was going to discount my broker fees. Many clients are now having to make choices about whether to take out lower long term fixed rates, versus slightly higher short term fixed rates. However, when there is a suggestion that mortgage rates may fall in the short term, that choice is made more complicated. If a long term fixed rate is chosen, but then rates fall in 2 years time, one might ask if it wouldn't have been more appropriate to go for the short term fixed rate in the first place.

Discussed all personal details first with all my requirements, for Lloyd to then Inform me of his charges afterwards and that he was pushing me to get his T&C's signed so he can get started, not the correct way to go about doing business surely open and transparency should be a key factor here, as I've spoken many other brokers afterwards to find this mail s what they do first discuss whether it's FREE or if there's a fee involved not impressed, then I emailed him to say I won't be going with his service after reading his terms, and not one acknowledgement back, something doesn't sit right with me on this attitude

Hi David, I am so sorry you have felt the need to provide such a poor review of my services after our initial telephone conversation. I remember our chat very well indeed and I thought we had got on famously, discussing a variety of topics around the central mortgage enquiry. Things like size of deposit, interest only versus capital and repayment and more specific criteria, which I won't go into now to keep things confidential. Suffice to say that lenders would have been limited. I emailed you straight after the call with details of what information I would need from you in order to progress to obtaining an agreement in principle. This email included details of my broker fees and an explanation that those fees were NOT payable at this stage, ONLY if and when you decided to work with me. The email also explained the need for the terms of business to be actioned to give me permission to move forward with your enquiry. If you thought this was me "pushing you" to get T & C's actioned, then you were mistaken. Later the same day, after speaking to several lenders, I emailed you once again to keep you updated with how things were going and a reminder to action the terms. It was only then that you emailed me back to say that you were going to use another broker who provided a free service and you thanked me for my time. I have been an adviser for 26 years and for it to be suggested that "something didn't sit right" or that I wasn't being open and transparent, is just not fair. I couldn't have been more open and transparent. I put in writing what the broker fees were. I explained that they were not payable now and only payable if you decided to go ahead with me. And by the way, deciding to use another broker is 100% absolutely fine. I genuinely hope you manage to secure the mortgage deal you want and wish you all the best, but I felt the need to put things into perspective. Yours sincerely Lloyd Richards

We were looking at the possibility of either, re-mortgaging and taking out a new buy to let mortage, or to re-mortgage and move house. We were looking for a mortgage adviser to provide us with the figures surrounding both options.

Lloyd was exceptionally helpful. He went into the full details around both our options, explaining the figures and everything it would mean for us. He was patient and fully answered any questions he had, without being patronizing (we had found that other mortgage advisers spoke to us in this way).
